Suitable for vacation rentals and long-term residents, this condominium complex has a great location in walking distance of the beach or town. The shared pool sits across from the main floor studios, while the second floor offers two-bedroom units with private balconies. The third floor has only lofts with kitchens and living areas downstairs and bedrooms up top.
Agua de Lechuga
ADL is a safe and friendly community composed of short and long-term renters and owners. High season brings everyone out of their apartment, while in low season, barely anyone is there, which means it’s nice and quiet. No matter the time of year, whether you are a solo traveler, a couple, or bringing children, the people living here will usually make you feel comfortable, and almost like family.
ADL has 39 condo units split across two four-story buildings. When you walk in, there is the “A” side to the left and the “B” side to the right. It does get confusing as the signs are hard to see.
The main floor is all studios with their own back patio space and walk-out to the shared pool, while the second floor is a mix of studios and two bedrooms. The third floor is all lofts with private balconies and consists of 1 or 2 bedrooms. All the units have a view of the pool.
The large pool which is right in the middle is the best feature of the complex. It is shared by the guests, with a swim-up bar and a 20-person Jacuzzi attached to it. The water is not hot and most of the jets do not work, but it has plenty of space to sit with friends and family. Surrounding the pool area are roughly 10 lounge chairs.
There is a secured gate and a security guard whose hours are from 6 pm to 6 am. Outside, there are at least 8 parking spaces available, a bicycle railing, and a designated sitting area to smoke.
The laundry is located on the second floor. There are two washers and two dryers and each costs $2 per use. To upload money to the laundry card you have to go to the office, called Coco Azul which is located in Las Palmas behind Palm Real Estate. Their hours are Monday to Friday from 8 am to 1 pm and 2 pm-5 pm, Saturday from 8 am to 12 pm, and closed on Sunday.
Found in Guanacaste province, Agua de Lechuga is situated within walking distance to Coco Beach, along with all food places, nightlife, shops, banks, and grocery stores in the Playas del Coco downtown area. ADL is s also just a 30-minute drive away from Liberia International Airport (LIR), and many premium healthcare facilities.
One entrance to Calle Las Olas where Agua is located can be found on the main strip after passing the parking lots for Automercado and the Pacifico shopping mall when heading towards the beach.
The second entrance can be found along La Chorrera, the paved road that runs parallel to the beach. Calle Las Olas is a road on the right, opposite the Deep Blue Diving Center with the mermaid statue in front. If you reach the Las Palmas Community, you’ve gone too far,
The two canary yellow buildings around the halfway point of Calle Las Olas are Agua de Lechuga condos, and the distance from these main roads is roughly 400m in either direction.
The design of the apartments brings the feeling of spaciousness with an open floor concept, high ceilings, and sliding window doors. The kitchen counter space with stainless steel appliances and dishwashers in larger units is a rarity in El Coco condos. The air conditioning in every room provides an extra level of comfort.
The large pool with a swim-up bar and Jacuzzi is very nice, as there aren’t many other complexes that have one this size. Gated access to ADL, along with night security and on-site laundry facilities are also noteworthy.
While some residents rent golf carts, no vehicle or car is needed when living at Agua de Lechuga. The Coco downtown is but a 5-10 minute walk depending on which path you take, and the beach is just 600m away.
In comparison, many Las Palmas condos are a 15-20 minute walk to town, while those found in the Pacifico Resort Community have a 15-20 minute walk to the beach. For those living in Na Umi condos or Pacifico houses and villas located in the hills, you may need a car just to get to the main gate.
From December to March (high season), it’s possible to rent a studio for $1000 to $1200 per month or $90-$150 a night. One or two-bedroom units rent as high as $1500-$2000/ mo or around $125-$200/night.
During the low season from April to November, there aren’t many tourists in town, so renting long-term is ideal. Studios rent for $700-$800 monthly or around $60-$70 a night at this time. 1 or 2 bedrooms can be rented for $1000 per month or $90-$100 per night.
No Agua del Lechuga condos are currently for sale, though the average cost for a studio would be about $100,000, and a two-bedroom loft around $130,000.
All ADL condos come fully furnished, are spacious, and have air conditioning units on all floors. The sliding doors have full windows that allow natural light to come through. Every condo here has well-stocked kitchens with cookware. If you prefer to eat out, there are plenty of restaurants and bars that are a 5-minute walk away.
Whether it be a couple of days or months, this close-knit community makes it hard to say goodbye. Everyone gathers by the pool or pulls out their tables and chairs to just sit around and chat. You leave making new friends that feel like family.
When looking for Agua de Lechuga rentals, you will have to decide between a studio on the first or second floor, a two-bedroom on the second floor, or a two-bedroom loft on the third floor.
Most studios in ADL are available as short-term rentals that range from $90-150 per night depending on the season. They all have a queen size bed, closet space, couch, and a TV. Each kitchen comes equipped with a standard refrigerator, a small stove/oven, a toaster oven, and a microwave alongside a countertop dining area.
A108 is also a corner unit on the far end of the main floor and has two sling chairs in the front and a back patio surrounded by plants, with two wicker chairs and a table.
The bathroom in each unit is the same with a toilet, sink, and stand-up shower. Notably, B201 is a corner unit on the second floor that has a black wicker patio set with seating for four and a table. B202 is another option available for rent.
This short-term vacation rental is an open floor design, one-level with 2-bedrooms and 2-bathrooms located on the A-side of the second floor. Each bedroom in A202 contains a queen bed, closet space, a nightstand, and a full bathroom.
The open kitchen provides abundant counter space and cupboards, with large black appliances, including a refrigerator, stove/oven, dishwasher, and microwave. At the end of the kitchen counter, there is a cabinet with the ensuite laundry. The glass dining table sits in the middle of the space with 4 chairs. The living area has a sofa bed, two armchairs, a coffee table, and a TV.
Rental rate: $125-200 per night
This is a one-level 2-bedroom and 2-bathroom unit. The B204 condo can be rented out for a couple of nights or monthly with up to maximum occupancy of 6 people. Both bedrooms have a queen bed, two nightstands with lamps, plenty of closet space, and private bathrooms.
The kitchen has ample granite countertop space, dark-wood cabinets, a coffeemaker, and stainless steel appliances including a large microwave, standard-size stove/oven, refrigerator, and dishwasher.
The dining area has a square dark-wood table with four matching chairs. The living room has two big grey couches that will easily seat six people with a rectangular coffee table looking at the TV. There is a small table with two blue-green chairs on the terrace in front of the unit.
Rental rate: $100-150 per night
Two Bedroom Lofts
These units rent short-term only ranging from $125-200 per night and allow occupancy for up to 6 people. Both of these corner units, 2-bed/2-bath lofts are on the 3rd floor (A-side ) while their bedrooms and terraces are on the 4th floor.
Each unit contains a sofabed, coffee table, tv, glass dining table with four chairs, and a full bathroom. on the first level. A spiral staircase then leads to the top floor where the bedrooms and a second full bathroom are found.
The master bedroom in A301 has a queen bed with a wardrobe closet, desk and chair, bathroom access, and a private balcony entrance. Attached is the second bedroom with bunk beds. The top is a full bed while the bottom bed is a queen. The kitchen has a granite countertop with an electric stovetop, a small red toaster oven, a coffee maker, a standard-size stainless steel refrigerator, and a microwave. This unit also has its own ensuite laundry.
The master bedroom in A308 has a king-size bed with drawers under the bed and a wardrobe closet. The private balcony contains a patio set with a loveseat and 2 chairs with blue plushy cushions, two tables, and a wooden bench. The second bedroom has two twin beds with drawers underneath and a full-length mirror. A full bathroom is also upstairs. The kitchen on the ground floor has a granite countertop with a small stove/oven and a microwave. In the corner of the entrance to the condo, there is a picnic table.
The President of Agua de Lechuga HOA can be easily reached via email or text. Notices of HOA meetings along with the proposed agenda are sent out well in advance, with participation by proxy being allowed.
Do note that ADL has a strict, no pets allowed rule that includes to pool area too. The same strict policy also applies to smokers who have a designated area in the parking lot.

The HOA fees in Agua de Lechuga start from $150 per month for a studio and range from $245-$290 mo for two-bedroom units. Electricity, internet, and cable are typically extras that owners pay themselves.
No Agua de Lechuga condo has an assessed value of over $200k, so the property tax rate for all units is just 0.25%, with no luxury tax requirements. Depending on the square footage, two-bedroom condos can have an annual property tax bill ranging from $300-$350, while studios are roughly about $250 per year.
